FOR 1 BEDROOM/ STUDIO APARTMENTS
CONSTRUCTION SERVICES
Plumbing
Hot and cold plumbing installation to bathroom / shower room and kitchen as indicated in plan.
Electrical
The electrical system includes the provision of the following. Distribution board including main switch, circuit breaker and RCD.
Up to 15 Power and up to 15 electrical points, 1 cooker unit, 1 shaver unit and power points for the Air Conditioning indoor units. (1 Bedroom/ Studio Apartment)
Up to 25 Power and up to 25 electrical points, 1 cooker unit, shaver units and power points for Air Conditioning indoor units. (2 Bedrooms Apartment)
Up to 35 Power and up to 30 electrical points, 1 cooker unit, shaver units and power points for Air Conditioning indoor units.(3 Bedrooms Apartment)
Power supply from internal distribution board to Air Conditioning Outdoor unit terminated with an isolator to the outdoor unit.
Bathroom
Sanitary ware in bathroom and/or shower room and/or spare toilets as indicated in plans.
Drainage
Drainage system to bathroom / shower room and kitchen installed and connected to common system and to public mains drainage system.
Telephone
Conduits for a maximum of 2 telephone points from electrical / ELV service cabinet inside apartment and down to ELV room(s) of complex, ready for connecting and wiring to be done by utility service providers upon application for service by buyer.
TV
Conduits for up to 2 TV points to electrical / ELV cabinet within the apartment. These conduits will be ready for connecting and wiring by the service provider at buyer’s request.
Video Intercom
One Intercom to open access to main entrance at ground floor & resident’s car park level, including automatic lock to same.
Air Conditioning
The only systems that will be allowed are those consisting of a single outdoor unit serving all indoor units within the apartment. The outdoor unit shall be installed in the space provided by the vendor. No other space shall be made available for the installation of the outdoor unit. At his expense the vendor shall supply copper pipes and control cable from the area where the outdoor unit will be located to a suitable entry point in the apartment. All additional copper pipe work and control cables, as well as the supply, installation and connecting up of both the indoor and outdoor units is at purchaser’s expense. Before installing any equipment, the buyer shall submit to the vendor, full details of the equipment to be installed. The buyer will be allowed to install the equipment only if the vendor is satisfied that it shall not cause any disturbance to the surrounding neighbors and will fit in the space available.

Finished in ceramic floor tiles and skirting which are standard to all terraces as per architect’s specifications.
WALLS AND CEILING FINISHES

Gypsum smooth rendering including two coats of plastic emulsion paint.
Walls to bathrooms and shower rooms
Finished in ceramic tiles, from floor level to the level of the false ceiling.
Suspended false ceiling

GR1000 external rendering with 2 coats of paint.
STANDARD COMMON AREAS SPECIFICATIONS
GENERAL
Main doors at ground floor level of the Residences will be supplied in an anodized aluminum finish and steel fire doors for the car park, as applicable, including an automatic opening device connected to the video intercom system installed in each apartment.
The floors and skirting of the common entrances on each level inside the residences will be in marble. The internal railings of the common areas will be installed in either aluminum or galvanized steel with a wooden handrail.
The walls in the common hallways and landings will be gypsum rendered, finished with plastic emulsion paint.
A Lift will be installed in every Residence, equipped with an auto level safety device in case of power failure. The internal cabins will be finished to a high standard and the doors will be finished in stainless steel. The lift will be connected to the generator, in case of power failure.
Emergency lighting in case of power failure will be installed in the common parts and car park levels. The lighting to entrance hall and stairwell will be with a sensor switch.
Optional parking facilities are available for residents in the car park underlying the Complex with direct access through the stairwell and lifts through an access controlled door.
The external apertures in the common parts will be installed with in anodized aluminum.
The railings of the terrace/balcony railings will be in a heavy duty reinforced PVC and/or galvanized steel.
Residents will have the use of a communal garbage room.
Main runs for foul and rainwater drainage will be installed for connection at each apartment.
The water and electricity supply will be provided up to the metering cubicle of each block.
Facade walls will be finished by the vendor in natural stone or rendered as per the architect’s drawing.
Waterproofing membrane will be laid wherever necessary as well as anti-root membrane in the planters.
The planted areas will be completed as per architects’ drawings.
A generator will be installed to provide electricity for the common staircases, lifts and water lift pumps in case of power failure.
Piazza, pool, pool decks, open areas including soft and hard landscaping as per architects specifications.
CAR PARK SPECIFICATIONS
Fair-faced concrete ceiling, columns and beams.
Pointed brickwork walls, painted with two coats cement based paint.
Power floated concrete floors.
Access controlled main entrance gate / door to main garage complex entrances.
One remote control per parking space is provided.
Communal lighting by fluorescent tubes in common areas.
Emergency lighting will be installed and connected to the generator, in the event, of power failure.
The main garage door at the entrance and exit of the car park will be connected to the generator.
Signage will be installed in the car park giving the necessary directions. All markings and lines, as appropriate, will be painted and clearly displayed.
LOCK-UP GARAGES
Fair-faced ceilings, columns and beans.
Plastered brick-work and two coats of paint.
A motor will be installed and connected to the garage door in the individual lock-up garages.
Conduits on cable trays will be installed from the owners electricity meter of their apartment to their lock-up garage in order to connect to the motor, power and lighting point inside the lock-up garage.
One lighting point and One power point will be installed in every lock-up garage.
